  • Sash windows need old paint cut back from the meeting rails and runners so they still open when we’re finished. Painting them shut is the most common mistake we see on older houses.
  • Cornicing and ceiling roses should be cleaned and sharpened up, not buried under another three coats of emulsion until the detail disappears.
  • Old lime plaster and solid walls need to breathe. Sealing damp-prone lime walls with a heavy modern acrylic is how you end up with blistering and flaking a year later, so we look at the walls first and pick the paint to suit.
  • Old gloss on doors, skirtings and windows in pre-1970s houses can contain lead. It should be wet-sanded or carefully stripped, never dry-sanded into a cloud of dust in your hallway.

Living by the sea looks wonderful, but salt air and Irish weather are hard on paintwork. Houses facing the seafront, along the Sandycove shore and up towards Dalkey take wind-driven rain and salt straight off the bay.   • Railings. Cast and wrought iron railings rust from underneath the paint. They need wire-brushing back to sound metal, a rust-inhibiting metal primer, then gloss. Another coat over rust just traps it.
  • Render and stucco detail. Hairline cracks in painted render let water in behind the paint. We fill and seal them before any topcoat goes on.
